Six-month renovations. One crew, one schedule, one project manager. Full interior scope by Northline, coordinated as one project.
A whole-home renovation is less a construction project and more a six-month partnership. One crew stays on-site the entire time, one project manager runs the schedule, one point of contact keeps you updated every Friday. It's the only way we know to guarantee the outcome.
Whole-home renovations start at $220,000. Most projects range from $280,000 to $520,000 depending on scope, finish level, and whether structural or mechanical work is included. Fixed-price contract in Phase 02.
A partial list of what we work with regularly. Every project's material spec is documented in a fixed line-item sheet before we quote a number.
Three projects at different sizes and vintages. Each was six months on-site with our full crew.
A five-bedroom Craftsman restored top-to-bottom. Interior walls opened up, original oak floors refinished, primary bath enlarged with a wet-room, tile throughout. Six months on-site, delivered on schedule.
Preserved the original 1912 shell, rebuilt everything inside. Kitchen, three baths, all new millwork, refinished floors. Structural work included two load-bearing removals.
A 1990s spec home reimagined. Reconfigured floor plan, kitchen and both baths, new millwork throughout, updated HVAC and electrical. Modern finish palette against original bones.
Most whole-home renovations run 20–32 weeks depending on scope. If we're doing kitchen, three baths, and millwork throughout, budget six months. If mechanical work (HVAC, electrical service upgrade) is involved, plan for the higher end.
For a true whole-home scope, yes. We'll help coordinate temporary housing timing so it aligns with major milestones. Occupied whole-home builds are possible but they add 30–40% to the timeline and reduce the quality of what we can deliver.
Yes. Roughly half of our whole-home projects come with an architect already engaged. We collaborate through the design and estimate phases and handle all trade coordination during build.
